Are you hoping to be a first time home buyer---but don't know where to begin? The first step is getting pre approved with a local lender. You will be in a much better position when you find a home that you fall in love with if you have a lender letter in hand. If you don't, you risk losing the home to another buyer. Most sellers will not accept an offer to purchase their home without proof that the buyer is able to get financing. 

When looking to purchase a home your first priority should be location. Many home buyers sacrifice their desired location for upgrades---and end up regretting it. If you have always gravitated toward a particular neighborhood, community, or school district, that is where you should buy. You can always change fixtures, flooring, and appliances...but you can't change the homes location.

Take your time and look at several homes before making a decision. Use the process of elimination approach. If you are looking at homes and you know you liked one better than the next add it to a short list and cross the other off. You will want to revisit the homes that are on your short list. When you go back to a home for a second look, you will see things you didn't notice the first time.

If the idea of remodeling or fixing up (not to be confused with fixer-upper) makes you nervous--- you may want to consider it. You can save money by doing things yourself and earn some sweat equity in your home. 

Make sure you call the utility companies to see what the average monthly utilities run (water & electric). You definitely want to factor those numbers in when you are preparing a budget. Also, make sure to find out how much your homeowner association fees are, each month (if there is one).
